September 30 Board Meeting Recap
Thanks to all who attended our September Board meeting last Tuesday night.
Prior to the Board meeting, we had our annual Budget Workshop to determine our 2026 budget. Our HOA finances are very strong and we have close to $700,000.00 in reserves, all of which is invested and earning interest. Fortunately inflationary pressure has eased on many HOA expenses, especially with insurance as that market has stabilized. We have also closely monitored our expenses while performing necessary services and maintenance, such as the recent repair to the clubhouse roof. While we are still finalizing our budget numbers, thanks to our very good financial standing along with our reserve interest income we do not anticipate an increase in our 2026 HOA dues.
Our transition with RPM is still ongoing but progressing well although there are a few areas where we would appreciate community assistance. If anyone has not yet signed up for the RPM portal to make either make HOA payments or provide your most up to date contact information, please visit our website www.FeatherCoveHOA.com and follow the link to the RPM portal.
A few homeowners have not yet changed their HOA payments to RPM and it is important that you update your HOA payment method. If you have any difficulty signing up on the portal please Mackenzie Puckett at RPM and she will assist you in the process. In addition to your contact information, if you rent your home it is very important we have correct contact information for your currant tenants and a up to date copy of your lease.
As we previously mentioned and as we have been continuing to request, we would greatly appreciate if all homeowner would complete the electronic communications waiver. Almost half of the community has completed and returned the waiver. Again this will allow us to communicate with you more effectively via email and reduces HOA costs for mailing. A copy of the waiver is on our website and paper copies are available in the clubhouse.
As previously discussed, Power Washing for the neighborhood has been delayed due to last year’s storms along with the canal construction and road repaving. The canal area has now been completely restored. We now plan to power wash the community late next spring.
Please remember that regular landscape maintenance can be performed if you so desire. However before any landscape changes can be made a landscape change request must first be submitted and approved by the board.
Everyone will soon be receiving - either electronically if you have signed the waiver or by regular mail- the official notification for our Annual Meeting on October 28 including your meeting proxy forms. We know over the past few years the meeting notices with proxies have been very confusing and we have worked with RPM to simplify these forms.
Please remember that our Annual while be held at our traditional starting time of 6:00 PM. While we hope everyone will sign the electronic waiver we also hope all who can will be able to attend the annual meeting. It is our largest event of the year and the election of our Board of Directors. We also will welcome all to offer any questions, concerns or any other comments about the HOA for the coming year.
