April 27 Board Meeting Recap
Thanks to all who were able to attend our April 27 monthly board meeting. Our apologies to those who were unable to join online because our Wi-Fi connection was out at the beginning of the meeting.
We are currently in the process of replacing the clubhouse air conditioning system. The current system is 16 years old, only working at partial capacity, and too expensive to repair at this point. We are reviewing bids from several vendors and will make a selection this week. We will notify everyone when the new system will be installed, which may take several days.
As we previously announced, the wood fence around the outside AC unit and pool equipment will soon be replaced. Replacement of the fence has been delayed until the new AC system is installed, since the existing fence may need to be removed during the AC installation.
We will soon be installing security cameras that will cover both the inside of the clubhouse and the clubhouse parking lot. The security cameras will be motion-activated and will record all activity. While Feather Cove remains a very safe place to live, the security cameras will provide 24-hour surveillance and will serve as a great deterrent against any crime or mischief.
The board strongly encourages all residents to install doorbell cameras, which are relatively inexpensive and will help to enhance neighborhood security. As a reminder, front garage lights also serve as a great deterrent. Lights need to be maintained in working order, mounted correctly, and painted. Replacement globes are available online, and internal components are easy to repair. Please contact the board if you have any questions about maintaining or repairing your light.
The insurance amendment was again discussed, and we will be moving forward to vote on the amendment during our May board meeting. Everyone will soon be receiving official notification along with proxy voting forms. All residents will be able to submit their proxy vote using a simplified electronic voting process, which we will be using for the first time.
The process will be similar to a DocuSign electronic form, which most of us are familiar with. You will also be able to submit your proxy in person, by mail, or have a friend drop it off at the meeting. We again encourage those who haven’t signed up for electronic communications to please complete the attached waiver. Also, half the neighborhood has signed up for electronic notifications, which helps to speed up the voting process and reduces HOA costs

Again, the insurance amendment has been discussed in depth over the past 2 years and is intended to help protect all homeowners in the community. As a reminder, we are a townhouse community where everyone has an adjacent wall. While most people have homeowners insurance, the amendment requires everyone to have insurance should a catastrophic event occur due to negligence. The amendment requires proof of insurance in the form of a declarations page submitted to RPM on a yearly basis. The declarations page only needs to show general liability and building coverage. RPM will maintain all information confidentially and has a fiduciary responsibility to protect homeowner privacy. We strongly encourage every homeowner to support this amendment.
