April 19 HOA Board Meeting Recap
Thank you to all who were able to attend Tuesday night’s Board Meeting—it was a very productive session, and we appreciate your continued engagement and support.
Canal Construction Update
Work on the canal continues, with the current focus on drainage lines that run from the neighborhood into the canal. These lines were found to be heavily clogged with debris and in some cases, damaged. They will be cleaned, repaired, and lined with new material to improve long-term drainage.
Road Repaving Delay
Although road repaving was originally scheduled to begin this week, the project has been postponed until the canal construction is completed to avoid conflicts and potential damage.
Power washing
Power washing will be postponed until both construction projects are completed
Irrigation System Repairs
The irrigation system for homes along the canal has been impacted by the construction and is currently inoperable. We have met with the contractor, and repairs are scheduled for next week in coordination with Jon. Once the project concludes, lawns behind the canal homes and the construction staging area will be fully restored.
Storm Repair Authorization Forms
Some homeowners undertaking reconstruction have been asked to submit a “Storm Repair Authorization Form” by the County, which must be completed by the HOA. After many discussions with county officials—and thanks to the efforts of several residents—we now have a clear process in place. The form includes a valuation estimate and 49% repair cost threshold, which we believe helps the County track FEMA reimbursements. Management Company Transition
The Board has voted unanimously not to renew our contract with Sentry Management when it expires on June 30, 2025. We have selected Resource Property Management as our new community management company, effective July 1, 2025. We sincerely thank Sentry for their years of service and look forward to a smooth and positive transition.
More information will be shared in the coming weeks, and we will hold a community meeting prior to the official transition.
